Your home’s exterior siding is its first line of defense – against NorCal’s summer heat, seasonal rain, UV exposure, and the dry rot that plagues older wood-framed homes throughout the Sacramento foothills.
At Condor Builders, we handle the full scope of exterior siding work: new installation, complete replacement, repair, trim replacement, dry rot remediation, and paint-ready finishing – all under one license, one contract, and one project manager.
We’re a licensed general contractor (CSLB #1103096), fully insured, and experienced with the specific siding challenges facing homes in Placer County, El Dorado County, and Nevada County – from the hot, dry foothills climate to the pine-heavy mountain communities where moisture, rot, and pest damage are ongoing issues. We work with all major siding materials including James Hardie fiber cement, LP SmartSide engineered wood, vinyl, cedar, and T1-11 – and we help you choose the right material for your home’s style, climate exposure, and budget.
What sets us apart from siding-only contractors:
as a full-service GC, we handle everything that goes with a siding project – structural repairs, dry rot framing replacement, window trim, soffit and fascia, exterior paint prep, and any interior damage caused by failed siding. You don’t need to hire three contractors for what should be one project.
Complete removal of existing siding and installation of new material - fiber cement, engineered wood, vinyl, or cedar. Includes weather-resistant barrier (WRB), proper flashing, and trim integration.
New construction or addition siding - matched to your home's existing exterior or a completely new look. We handle all material sourcing, installation, and finishing.
Cracked, damaged, or failing siding sections repaired and matched to existing material. We source profile matches for discontinued products where possible.
Full assessment and replacement of dry-rotted framing, sheathing, and siding - the most common exterior issue in NorCal's older foothills homes. We don't just replace the surface - we fix the underlying structural damage.
Window trim, corner trim, fascia boards, and decorative trim replacement - in wood, PVC, or fiber cement depending on your preference and budget.
Soffit and fascia repair or full replacement - critical for keeping moisture, pests, and heat out of your attic and roof structure.
All new siding and trim primed and painted to completion - we handle the full exterior transformation from bare framing to finished painted surface. No need to coordinate a separate painter.
Siding damage from storms, water intrusion, or pest damage assessed and repaired - including interior framing damage caused by failed exterior siding.
The most popular choice in NorCal for good reason. Fiber cement is fire-resistant, rot-proof, pest-resistant, and holds paint exceptionally well in North California's UV-heavy climate.
James Hardie products carry a 30-year manufacturer warranty.
Best for: homeowners who want maximum durability and long-term low maintenance.
Cost: mid-to-high range.
LP SmartSide offers the natural look of wood with significantly better performance - engineered to resist moisture, impact, and fungal decay.
Carries a 50-year warranty.
A strong choice for foothills homes where aesthetics are important but wood's maintenance demands aren't.
Cost: mid-range.
The most budget-friendly option - no painting required, resistant to moisture, and available in a wide range of colors and profiles.
Performance in NorCal's extreme summer heat has improved significantly with modern premium vinyl.
Best for: investment properties, budget-conscious full replacements, or homes where cost is the primary driver.
Cost: low-to-mid range.
Natural cedar and wood siding remain popular in NorCal's mountain communities (Grass Valley, Nevada City, Auburn) where the natural aesthetic fits the architectural character of the area.
Wood requires regular painting or staining every 4–6 years and is more vulnerable to moisture and pests than engineered alternatives.
Best for: homeowners who want an authentic natural look and are committed to maintenance.
Cost: mid-to-high range.
We inspect your existing siding, identify any dry rot or structural damage behind the surface, and assess the full scope of work needed. Most homeowners don't know the extent of their siding problems until the old material comes off - we give you an honest assessment upfront so there are no surprises mid-project.
We walk you through material options with real samples - fiber cement, engineered wood, vinyl, or cedar - and provide a detailed itemized written estimate. We explain the trade-offs between cost, longevity, and maintenance so you can make the right decision for your home and budget.
Most full siding replacements in California require a building permit, especially when structural repairs are involved. We handle all permit applications with your local jurisdiction - Placer County, El Dorado County, Nevada County, or the relevant city building department.
Existing siding removed, underlying structure assessed and repaired where needed, weather-resistant barrier installed, new siding and trim installed per manufacturer specifications and local building code. Your dedicated Condor project manager oversees every phase and coordinates all required inspections.
Final inspection passed, site cleaned, and project backed by a craftsmanship warranty. We don't close out until every detail is complete and you're satisfied.
Siding costs vary based on material, home size, the amount of dry rot and structural repair required, and trim complexity. Here’s a realistic range for the Northern California’s market:
Phase 1 – Assessment & Permits (2-4 weeks)
We complete the inspection, finalize material selection, and submit permit applications. Most siding permits in Placer and El Dorado County process within 2-3 weeks for straightforward replacements.
Phase 2 – Construction (1-3 weeks)
Active construction time for most residential siding projects. A full single-family home siding replacement typically runs 1-2 weeks of active work. Larger homes or projects with significant dry rot repair can run 2-3 weeks.
Total: 3-7 weeks from project kickoff to final inspection
Siding is one of the faster exterior projects – homeowners are often surprised by how quickly the transformation happens once construction starts.
CSLB #1103096 - not just a siding installer. We pull permits, manage inspections, and carry full general liability and workers' comp on every project.
We don't just replace the surface - we assess and repair the underlying framing and structural damage that caused the failure in the first place. This is what separates a GC from a siding-only company.
James Hardie, LP SmartSide, vinyl, cedar - we work with all of them and help you choose the right one for your home, climate, and budget with real samples.
Trim, soffit, fascia, window surrounds, exterior paint prep - all handled by one team without coordinating multiple contractors.
Deep knowledge of Placer, El Dorado, and Nevada County permit requirements and the specific siding challenges facing homes in this climate - from summer UV to mountain moisture.
Detailed itemized written estimates - including honest assessment of potential dry rot - before you sign anything.

After a lot of research we hired Condor to address concerns inside and outside our home. The upstairs porch was draining down the front of our home and caused extensive internal framing damage. We also wanted a wall removed from the inside to open up our floor plan. Paz and Tal were extremely professional and they never once told is “no we can’t do that” (something other contractors said). I will let the before and after pictures speak for themselves. Will definitely hire them again when we need more work done!

My husband and I purchased an older home that had undergone some recent updates, but we had a larger vision for the space. Our primary goals were new flooring throughout the home and a complete kitchen remodel.
Since we were new to the area, I began researching contractors in the Sacramento region. I also received a recommendation from a friend for a local contractor, so we ultimately obtained estimates from both Condor and a smaller local company.
When Tal Pinto arrived for our initial consultation, we walked through the house and discussed our ideas. I had a very specific vision for the kitchen, including painting all of the existing cabinetry. Rather than simply agreeing to the project, Tal took the time to evaluate the cabinets and explained that they were already extremely high quality. He told me that if they were his cabinets, he would leave them exactly as they were. That level of honesty immediately stood out to me. Instead of trying to sell us on unnecessary work, he provided thoughtful, professional advice that was genuinely in our best interest. From that moment on, I had a great feeling about Condor.
When we received our estimate, it was one of the most detailed and organized proposals I had ever seen. Every aspect of the project was clearly outlined, including labor, scope of work, and material allowances. There were no surprises and no confusion-just a transparent and professional plan.
Once we signed the contract, the process moved forward seamlessly. Tal provided recommendations for flooring and paint suppliers, but when we ultimately found a flooring company we preferred, he had no problem working with them. His flexibility and willingness to accommodate our preferences made the process even easier.
At the time of the renovation, my husband and I were still living in Southern California, which meant we could not be on-site during construction. This could have been stressful, but Condor made it incredibly easy. Tal provided regular updates, photos, and progress reports throughout the project. When Paz stepped in to oversee the job while Tal was out of town, the communication never skipped a beat. We always knew exactly what was happening and where the project stood.
As with many remodels, we encountered a few unexpected issues along the way, including cracked ceilings and a significant water leak in the master bathroom. Rather than becoming obstacles, these issues were addressed quickly and professionally. The team was proactive, solution-oriented, and committed to keeping the project moving forward.
The quality of the finished work exceeded our expectations. Every detail was completed with care and craftsmanship, and the transformation of our home has been incredible. The kitchen is now my favorite room in the house, and the before-and-after photos speak for themselves.
What truly sets Condor apart is the combination of exceptional workmanship, outstanding communication, organization, and integrity. Throughout the entire process, we felt informed, respected, and confident that our home was in good hands.
I would wholeheartedly recommend Condor to anyone considering a remodel or renovation project. Finding a contractor you can trust is invaluable, and our experience with Condor was outstanding from start to finish.

Full siding replacement in the Sacramento foothills typically ranges from $12,000 for vinyl on a smaller home to $42,000+ for James Hardie fiber cement on a larger two-story. The biggest variable is how much dry rot and structural repair is discovered once the old siding comes off – a reality on many older NorCal foothills homes. We give you an honest upfront assessment and build known risks into your estimate rather than hitting you with change orders mid-project.
James Hardie fiber cement is the most popular and best-performing choice for the NorCal Area climate. It’s fire-resistant, rot-proof, pest-resistant, and holds paint exceptionally well under NorCal’s intense UV exposure. LP SmartSide is a strong alternative with a more natural wood look and a 50-year warranty. For mountain communities like Grass Valley and Nevada City, cedar remains popular for its natural aesthetic – though it requires more maintenance than engineered options.
Most full residential siding replacements take 3-7 weeks total – 2-4 weeks for permitting and material ordering, then 1-3 weeks of active construction. Larger homes or projects with significant dry rot repair take longer. We provide a project-specific timeline at the start of every job.
Dry rot is fungal decay that breaks down the structural integrity of wood framing and sheathing over time – typically caused by moisture getting behind failed or improperly installed siding. Signs include soft or spongy areas when you press on the wall, discolored or bubbling paint, visible mold on the exterior, or siding that has pulled away from the wall. In NorCal foothills homes, dry rot is extremely common in homes built before 1990 with original wood siding. We assess for dry rot as part of every siding inspection.
In most cases, yes. We source profile and color matches for all major siding brands. If a product has been discontinued, we source the closest available match and blend seams to minimize visibility. We’ll be upfront during the assessment if an exact match isn’t possible so you can decide whether partial repair or full replacement makes more sense for your situation.
We serve Loomis, Grass Valley, Lincoln, Granite Bay, El Dorado Hills, Auburn, Rocklin, Folsom, Roseville, Nevada City, and surrounding NorCal’s foothills communities. Call our Roseville office at (916) 755-2200 or our Grass Valley office at (530) 333-7010 to confirm coverage for your area.
