Types of ADUs We Build

Detached ADU

A fully separate structure built on the same lot as your primary residence - its own foundation, walls, roof, kitchen, bathroom, and entrance. The most flexible option for rental income or independent living. California law allows detached ADUs up to 1,200 sq ft on most single-family lots.

Attached ADU

An addition built onto your existing home that functions as an independent unit with its own entrance, kitchen, and bathroom. More cost-effective than a detached build since it shares at least one wall with the primary structure.

Garage Conversion ADU

Converting an existing attached or detached garage into a fully permitted living space. One of the fastest and most cost-effective ADU types - the structure already exists, eliminating foundation and exterior framing costs. California law waives parking replacement requirements for most garage conversions.

Basement / Interior Conversion

Converting existing underutilized interior space - a basement, large bonus room, or over-garage space - into a permitted independent living unit. Similar benefits to a JADU but may allow larger square footage.

Junior ADU (JADU)

A unit of up to 500 sq ft created within the existing walls of your primary home - typically from a bedroom, basement, or bonus room. JADUs require an efficiency kitchen and separate entrance but can share a bathroom with the primary residence. The lowest-cost ADU option with the fastest permit timeline.

Two-Story ADU

For lots where ground-level footprint is limited, a two-story detached ADU maximizes living space without consuming yard space. Requires structural engineering - handled by our in-house team.

Free Site Assessment & Feasibility

We visit your property, assess the lot for ADU feasibility - zoning, setbacks, utility access, septic vs. sewer, soil conditions - and discuss your goals, ADU type options, and realistic budget. Many homeowners are surprised to learn their lot qualifies for a larger ADU than they expected under current California law.

Design & Engineering

Our in-house architect and engineer develop full ADU plans - floor plan, elevations, structural drawings, Title 24 energy calculations, and all documents required for permit submission. We can work from Placer County or El Dorado County's pre-approved plan sets where applicable to reduce design costs and speed permitting.

Permit Submission

We prepare and submit the complete permit package to your local jurisdiction. In Placer County, a complete application is typically reviewed within 8 weeks. In El Dorado County, state law compresses review timelines for complete submittals - many applications are processed within 60 days. We manage all back-and-forth with the building department so you don't have to.

Financing Assistance

While permits are processing, we help you navigate financing options - including the CalHFA $40,000 ADU Grant (available to qualifying owner-occupants in Placer and El Dorado Counties), HELOCs, construction loans, and ADU-specific lending programs. We don't provide financial advice but we know which programs our NorCal clients have successfully used.

Construction

Your dedicated Condor project manager oversees the full build - foundation, framing, roofing, windows and doors, plumbing, electrical, HVAC, insulation, drywall, flooring, cabinetry, finish work, and all required phase inspections. We provide regular progress updates throughout construction.

Final Inspection & Certificate of Occupancy

We coordinate the final inspection with your local building department, obtain the certificate of occupancy, and back the completed ADU with a craftsmanship warranty. Your ADU is now a fully permitted, legal, habitable dwelling unit.

How Much Does an ADU Cost in NorCal?

ADU construction costs in the Northern California Area vary significantly based on ADU type, size, site conditions, and finish level. Here’s a realistic breakdown:

 

What drives cost up:
Site challenges (steep slopes, poor soil, septic requirements), utility connection distances, high finish levels, two-story structures, and remote locations away from urban infrastructure.

What drives cost down:
Using county pre-approved plans, keeping ADU under 750 sq ft (eliminates most impact fees), converting existing structure vs. new construction, and proximity to existing utility connections.

Don’t forget soft costs: Design, engineering, Title 24 energy calculations, permits, and inspection fees typically add $15,000-$40,000 to the project total – these are real costs that some contractors quote separately (or don’t mention upfront). We include them in your estimate.

CalHFA Grant: Qualifying owner-occupants can receive up to $40,000 to cover pre-development costs including permits, design, and site prep. Ask us whether you may qualify during your free estimate.

How Long Does an ADU Take to Build in NorCal?

ADU timelines have improved significantly since California streamlined the permitting process. Here’s what to realistically expect:

Phase 1 – Design & Engineering (6–10 weeks)
Full ADU plans, structural engineering, Title 24 calculations, and permit package preparation. Using county pre-approved plans can compress this phase significantly.

Phase 2 – Permit Processing (6–12 weeks)
Placer County targets 8 weeks for complete applications. El Dorado County must act within 60 days under state law for complete submittals. Nevada County timelines vary – typically 8-14 weeks.

Phase 3  Construction

  • Junior ADU / Garage conversion: 2-4 months
  • Attached ADU: 4-6 months
  • Detached ADU: 5-9 months

Total realistic timeline:

  • Garage conversion: 6-10 months start to certificate of occupancy
  • Detached ADU: 10-18 months start to certificate of occupancy

What NorCal Homeowners Need to Know

Current California ADU law allows:

  • ADUs up to 1,200 sq ft on most single-family lots
  • Setbacks of just 4 feet from side and rear property lines for detached ADUs
  • No owner-occupancy requirement (as of recent legislation – verify current status with your jurisdiction)
  • No replacement parking required for garage conversions in most cases
  • Impact fees banned for ADUs under 750 sq ft
  • Proportional (not full) fees for ADUs 750-1,200 sq ft
  • One ADU plus one JADU per single-family lot

CalHFA $40,000 ADU Grant:

The California Housing Finance Agency offers a grant of up to $40,000 to reimburse pre-development costs (permits, design, engineering, site prep) for qualifying owner-occupants. Income limits apply – in Placer County, household income generally must be below 80% of the Area Median Income (approximately $80,000-$90,000 for a household of two). Placer County Free Pre-Approved Plans:

Placer County offers free pre-reviewed ADU building plans in 1, 2, and 3-bedroom configurations. Using these plans reduces your design costs and speeds up the permit review process significantly – a major advantage for homeowners in Roseville, Rocklin, Lincoln, Loomis, Auburn, and Granite Bay.
