Exterior Restoration – Rough & Ready, CA

Location: Rough & Ready, CA (Nevada County)
 Scope: Major exterior restoration
 Services: Siding, framing, deck, windows
 Result: Full structural integrity restored

Project Overview

What began as a request to replace four doors on a two-story home in Rough & Ready, California quickly revealed something far more serious. Once our team began the initial assessment, we discovered extensive hidden damage behind the existing siding – water intrusion that had penetrated deep into the wall cavity, active termite damage throughout the framing, and severely deteriorated structural members that had been compromised for years without the homeowner’s knowledge.
This project is a clear example of why exterior work requires a licensed general contractor – not just a door installer or a siding crew. Addressing what we found required full GC scope: structural engineering assessment, permits from Nevada County, complete framing repair and replacement, new sheathing, a proper weather-resistant barrier, new siding, window replacement, and the construction of a two-story deck that had been planned as part of the original project.

Scope of Work Completed

✔ Full structural framing assessment and repair

✔ Deteriorated framing members replaced throughout

✔ New plywood sheathing installed

✔ Tyvek weather-resistant barrier (WRB) – complete envelope

✔ James Hardie lap siding – full exterior installation

✔ Window replacement – multiple units

✔ Two-story deck construction – designed and permitted

✔ Water intrusion source identified and remediated

✔ Termite damage repair and treatment prep

✔ Nevada County permits pulled and all inspections passed

What the home owner said about us

Hi, my name is Kyle. I live in here in Rough and Ready, California, Nevada County.
And I got a bunch of repair work done on the house through Condor Builders.

Really happy about the results. We went with Condor Builders because just had the good personal vibe and communication levels or what I prefer. And again, was happy with the results and all the communication through the entire process.

(0:35) Yeah, the repair work was so extensive that I ended up leaving town for about two months of the repairs. (0:45) And the crew felt very comfortable with the crew being here. They would send me progress, videos and pictures of what was going on.

(0:57) And that was made me feel comfortable while I was out of town. And all that went very well.

(1:02) Yeah, and based on the overall experience, I would highly recommend Condor Builders and would hire them again for any other projects I might have around here.

Key Lessons From This Project

Why Hidden Damage Goes Undetected

Water intrusion and termite damage often develop behind exterior cladding over many years before any surface signs appear. By the time paint bubbles or wood feels soft, the damage behind the wall is frequently extensive. A licensed contractor assessing any exterior project will look for signs of hidden damage before scoping the work.

Why You Need a Licensed GC for Exterior Work

A door installer or siding crew can replace surfaces – but they cannot pull structural permits, perform engineering assessments, or legally repair deteriorated framing. When hidden structural damage is discovered mid-project, only a licensed general contractor has the scope and licensing to address it properly. Condor Builders is CSLB #1103096.

The Value of Catching It Early

The homeowner in this project had no idea the structural damage existed. Left unaddressed, water intrusion and termite damage to structural framing can compromise a home’s integrity over time and create significantly larger repair costs – or safety risks – down the line. This restoration returned the home to full structural integrity and added decades to its lifespan.
